Water Leak Detection Malaysia: Find the Source First
The most expensive leak repair is the one done in the wrong place. Before anyone seals, injects or hacks anything, the leak has to be found — and several of the tests cost nothing.
Why the Source Is Rarely Where the Stain Is
Water travels. On a roof slab it follows cracks; under bathroom tiles it runs along pipe sleeves and the screed; inside a wall it drops down the pipe run before soaking through the plaster. So the stain on your ceiling or wall tells you where water ended up, not where it got in.
Every repair method — a roof membrane, PU injection, non-hacking bathroom treatment, a pipe repair — only works on its own kind of leak. Detection is what decides which one you are paying for.
Three Tests You Can Do Yourself
The first two come straight from Air Selangor’s own advice to customers.
The water meter test
Close every tap in the house. After about an hour, check the water meter. If the reading has moved, there may be a leak in the underground or main internal pipe. Air Selangor’s guide lists this as the first check — and notes that an undetected internal pipe leak is one of the main causes of a high water bill.
The toilet dye test
Put colouring into the toilet cistern and wait 10 to 20 minutes without flushing. Colour appearing in the bowl means the cistern is leaking. It is a fixture leak, not a waterproofing failure, and it wastes water all day.
The timing test
Watch when the stain grows. After rain only: roof or wall. After someone showers upstairs: bathroom floor or floor trap. All the time, rain or shine: very likely a pipe. This single observation narrows most leaks to one of three causes.
Write it down
Photograph the stain with the date every few days. A contractor or a condo management inspection can read a sequence of photos far better than a description.
What Professional Leak Detection Uses
| Method | What it finds | Best for |
|---|---|---|
| Moisture meter | How wet a wall, floor or ceiling is, point by point — mapping the wet area back to its edge | Bathrooms, walls, ceilings |
| Thermal imaging | Temperature differences where water sits under a surface | Roofs, facades, large ceilings |
| Drone and drone-thermal survey | Wet patches on roofs and facades that are unsafe or slow to reach | Large or high roofs |
| Acoustic (sonar) listening | The sound of pressurised water escaping a pipe | Pipe leaks in walls and floors |
| Ponding test | Whether a floor or roof holds water when flooded for a period | Bathrooms, flat roofs |
A Lowyat owner whose condo toilet was leaking downstairs had a plumber find it with sonar — then asked “what’s the next?”. That is the right question: detection tells you whether the next call is to a plumber or a waterproofing contractor.
Plumber or Waterproofing Contractor?
If detection points to a pipe, it is plumbing. Air Selangor’s guidance for an internal leak is to call a plumber certified by SPAN, the National Water Services Commission, whose permits cover pipe work after the meter point and internal piping.
If it points to the roof, a slab crack, or the waterproofing under a bathroom or balcony, it is a waterproofing job. EI Sdn Bhd in Shah Alam inspects with moisture readings and, for larger roofs, drone and drone-thermal surveys — reviewers on its Google profile mention the moisture detector and the drone by name — and tells you plainly when the answer is a pipe.
Where the Stain Is, and What to Suspect First
A quick guide for the most common stains in Klang Valley homes. It narrows the search; it does not replace an inspection.
| Where you see it | Suspect first | Then check |
|---|---|---|
| Ceiling directly under an upstairs bathroom | Bathroom floor waterproofing or floor trap | Toilet connection, pipes in the slab |
| Top-floor ceiling, worse after rain | Roof slab or tiles | Parapet wall joints, gutters |
| Wall beside a shower or basin | Pipe inside the wall | Wall waterproofing in the wet area |
| Ceiling near an air-conditioner | Blocked or loose condensate drain | Roof above, if on the top floor |
| Lower wall and skirting, ground floor | Ground moisture or a buried pipe | Water meter test for a pipe leak |
| Under a window after storms | Window frame joint or wall crack | Roof above, if the stain spreads upward |
The pattern behind the table is the same one the timing test uses: water that appears with rain comes from outside the building; water that appears with use comes from a wet area; water that is always there comes from a pipe under pressure.
Why Detection Usually Pays for Itself
A single roof patch costs RM300 to RM800 and a hacked bathroom RM4,500 to RM9,000 in published 2026 Klang Valley price guides. Either one done on the wrong leak is money spent with nothing fixed, and the leak keeps damaging the ceiling while you find out. Detection is the step that makes sure the repair you pay for is the repair you need — which is why EI Sdn Bhd starts every job with the inspection.
Keep a Simple Leak Diary
For a week, note the date, the weather, whether the bathroom above or nearby was used, and a photo of the stain. Seven lines like that tell an inspector more than an hour on site, and they turn a vague “it leaks sometimes” into a pattern that points to one cause.
Frequently Asked Questions
Short answers to the questions people ask most.
Close every tap, wait about an hour and check the water meter. If it has moved, there may be an internal pipe leak. Air Selangor recommends this as the first check.
Add colouring to the cistern and wait 10 to 20 minutes without flushing. Colour in the bowl means the cistern leaks.
Moisture meters, thermal imaging and acoustic listening are non-destructive. Opening a wall is only needed once the source is known.
A drone-thermal survey shows wet areas under a roof surface that are hard to see or reach. It is most useful on large or high roofs.
A plumber. Air Selangor advises using a SPAN-certified plumber for internal pipe leaks.
That pattern usually points to the roof or an exterior wall rather than a bathroom or a pipe.
It can be. Air Selangor notes that an undetected internal pipe leak is one of the main causes of a high water bill.
Run the meter test, note when the stain grows, and photograph it with the date. Those three facts narrow most leaks down quickly.
